It is outside the Agricultural Land Reserve, (ALR), which means the property can be subdivided. It is a gentle south facing slope surrounded on three sides by Crown land, and we have a transferable grazing license to approximately 1650 hectares for anyone interested in livestock production.There are 4 hectares of productive hay fields that have yielded 4500 kg per hectare of prime Timothy and Fescue horse hay. There is an additional 3 hectares of cleared pasture for livestock and wildlife grazing. There are 14 km of hiking trails for summer use that lead down to the Bulkley River and they are groomed in the winter for cross country skiing. There are three mountain fed, year round creeks that flow through the property. Transferable water rights on one of them, Saul Creek, that allows for daily domestic usage of 4547 litres per day. Saul Creek provides unlimited gravity water to the house through a 7.6mm pipe that runs downhill for 380m and drops 17m in elevation to deliver 152 kPa.
